White Horse Pike redevelopment plans deemed complete

The White Horse Pike redevelopment project would bring the Bell Avenue jughandle through the property redeveloped with a Super Wawa, add a signal to allow traffic to cross the White Horse Pike more easily and place a turning lane from the pike to Copley Road, Council President Kirk Popiolek told the Barrington Planning Board.

At the meeting Monday night, the board accepted the arrangements and voted to consider the plans complete. A more complete presentation of the entire project isĀ scheduled for the next planning board session at 7:30 p.m. April 22 at borough hall.

Popiolek offered a brief presentation during the meeting and answered questions from several residents.

The project calls for a Super Wawa with a gas station, Popiolek said, and reserves the right for what he referred to as a 10,000-square-foot “high-turnover restaurant.” Popiolek described the plans as “not McDonald’s … a nice restaurant” that would use the liquor license previously owned by the Roadhouse on Clements Bridge Road.

A high-turnover restaurant is one that expects to fill each table three or more times each night, according to

Popiolek also said the plans call for the Bell Avenue jughandle to run through the development project and for a traffic signal to be added to allow Bell Avenue traffic to cross the pike more smoothly.

There also would be a turning lane added from the pike onto Copley Road that would extend from the former Dante’s at Bell Avenue and White Horse Pike past Victor’s Liquors. The single lane would cause both properties to “lose a little frontage,” Popiolek said, but would not cause any serious damage to either business.

Popiolek noted there still would be a “stacking issue” at the intersection, but that its current failing grade as given by the state Department of Transportation would rise to a “D.”
